The price movement is the story
Most price lists for this project show you a snapshot, and many still show the Phase 1 launch prices, which no longer exist. The more useful picture is the movement, because Sobha City prices by release and each release has stepped up. Here is entry pricing by unit type across the two phases sold so far:
| Unit type | Phase 1 launch (from) | Phase 2 launch (from) | Movement |
|---|---|---|---|
| 1-bedroom apartment | AED 1.31m | AED 1.5m | +14.5% |
| 2-bedroom apartment | AED 2.4m | AED 2.5m | +4% at entry, more on larger layouts |
| Townhouses (garden villas) | AED 4.96m | AED 5m+ | Repriced upward by layout |
| Estate villas | AED 9.05m | Price on request | Released in limited numbers |
Phase 1 launch pricing per the developer's April 2026 release materials; Phase 2 per the August 2026 release. "From" prices are entry level for each type; unit pricing varies by floor, aspect and layout. Phase 1 sold out in 48 hours and Phase 2 sold through within weeks of launch.
What that means for November: the next phase is scheduled to launch in November 2026, with EOIs currently being taken to 31 October to set the selection queue. On the pattern so far, with UAE build costs still rising underneath, it is expected to price above Phase 2. Each release has so far been the cheapest the community will ever be again.
EOI amounts by unit type
Each release is preceded by a refundable Expression of Interest that sets the queue for unit selection. At the Phase 2 release: AED 40,000 for a 1-bedroom, AED 70,000 for a 2-bedroom or townhouse, with villas higher. The EOI is deducted from your booking payment if you proceed and refunded if you don't, and queue position decides who selects units first, which matters in a project where launches sell through in days.
Payment plans
Plans are staged across construction and interest free, with completion anticipated December 2029. Apartments have run roughly 60/40: 10% at booking (less the EOI) plus the 2% registration fee, 10% at two months, then 5% instalments across the build, with 40% at handover. Townhouses have run roughly 40/60: 20% plus fees around booking, lighter instalments through the build, and 60% at handover, a balance that aligns with a typical 60% loan-to-value handover mortgage for overseas buyers, subject to status and valuation.
What the pricing buys, for context
At roughly AED 2,500 to 3,000 per square foot (around GBP 500 to 600), Sobha City prices like new build in central Birmingham, for a waterfront community fifteen minutes from Yas Island, where Aldar's most recent comparable launch, The Canopies at Yas Point, carried 2-beds reported from around AED 3.4m. The full comparison, and the market data behind it, are in the guides linked below.
